LIVABILITY | ENHANCED COMFORT

La Marceline is thoughtfully designed to support comfort, well-being, and sustainability through a blend of smart spatial planning and high-performance building strategies. Maximized window placement fills each unit with natural light and promotes cross-ventilation, while open floor plans create flexible, airy living spaces that adapt to everyday life.

Thermal comfort is prioritized through high-performance insulation and energy-efficient windows that help maintain consistent indoor temperatures year-round. Added sound insulation enhances privacy and peace of mind, especially in a multi-unit building. Design strategies include:

EXPRESSION | MATERIALS & DESIGN

Inspired by the romance of France and the architectural charm of Toulouse, La Ville Rose, La Marceline features a modern take on classic European elegance. A soft pink façade nods to the warm hues of southern France, while grey slate accents echo the iconic mansard roofs of Paris.

With its striking blend of simple geometry and artistic expression, La Marceline is more than a place to live, it’s a lifestyle statement for those who care about the planet and crave something truly unique. Design strategies include:

La Marceline is a high performing building, expertly engineered to play a crucial role in mitigating and adapting to climate change through sustainable and resilient design. Passive and active energy-saving strategies work hand-in-hand to create more sustainable, cost-efficient rental homes.

Passive features, like the incorporation of 2×8 exterior walls, allow for thicker insulation, which significantly reduces heating and cooling costs by maintaining indoor temperatures more effectively. Airtight construction minimizes drafts and energy loss, while thoughtful natural daylighting reduces the need for artificial lighting and enhances comfort throughout the year.

Green roofs provide another powerful passive strategy, offering natural insulation, reducing urban heat island effects, and managing stormwater runoff. They help stabilize indoor temperatures, extend roof lifespan, and add a layer of greenery that improves air quality and supports local biodiversity. The building’s solar-ready roof further enhances long-term sustainability by allowing for future installation of photovoltaic panels, ensuring a seamless transition to renewable energy as needs and incentives evolve.
